Homes for sale in Pleasant Grove, Utah
Strawberry Days, Timpanogos trails, and the quiet side of the tech corridor
Area overview
Pleasant Grove is one of those cities people drive past on I-15 for years and then discover when they actually get out of the car. It sits directly at the base of Mount Timpanogos between American Fork and Lindon, about 35 minutes from downtown Salt Lake and 10 minutes from the Lehi tech corridor. Around 38,000 people live here, and the city has the oldest continuous community celebration in Utah — Strawberry Days, held every June since 1921, with a rodeo, carnival, and parade. It's the kind of place where the high school football game is still the event of the week. The housing stock is mostly established. The north bench and the Manila area, up against the foothills, has larger lots, mid-century ramblers, and newer custom homes with some of the best views in north Utah County — this is where the upper-end homes are, often $700K-$1M+. The historic center around downtown and the Pleasant Grove City Center has brick homes from the early-to-mid 1900s on mature streets. The south and west, toward the Grove district at I-15 and the Lindon line, is where most of the newer townhomes and family subdivisions went in during the 2010s. The Grove itself is Pleasant Grove's commercial hub — restaurants, shopping, and corporate offices including doTERRA's headquarters. Pleasant Grove is in Alpine School District, with Pleasant Grove High (the Vikings) and Pleasant Grove Junior High in town plus a half-dozen elementaries. The outdoor access is exceptional: Grove Creek Canyon and Battle Creek Falls trailheads start at the top of the neighborhoods, the Bonneville Shoreline Trail runs along the bench, and American Fork Canyon and Timpanogos Cave are 15 minutes away. Discovery Park, with its huge wooden playground, and the Veterans Memorial Pool are the family staples. The median is around $540K, with homes averaging about 22 days on market. That lands between American Fork and Lindon, and it buys a solid established 4-bedroom with a yard, or a newer townhome in the Grove area for less. Bench homes with Timpanogos views carry a premium. What I like about Pleasant Grove for buyers is that it's genuinely central — ten minutes to Lehi's jobs, fifteen to Provo and BYU, canyon trails from the driveway — without the traffic and construction of the cities right on the freeway interchanges.
