Utah County is where I live, where I raised my family, and where most of my buyers end up. It stretches from the Point of the Mountain on the Salt Lake County line down to Payson and Santaquin, with Mount Timpanogos and the Wasatch on the east side and Utah Lake filling the middle of the valley. Roughly 700,000 people live here, and it is the fastest-growing large county in the state. The reason is simple: the Silicon Slopes tech corridor along I-15 in Lehi, American Fork, and Pleasant Grove created tens of thousands of jobs, and the cities around it built neighborhoods to match.\n\nThe county has a few distinct personalities. The north bench — Alpine, Highland, Cedar Hills — is larger lots, mountain views, and some of the best-regarded schools in the state. The I-15 corridor — Lehi, American Fork, Pleasant Grove, Lindon, Orem — is where the jobs, retail, and new master-planned communities are. The west side — Saratoga Springs, Eagle Mountain, Vineyard — is where first-time buyers find new construction under $500K. Provo is the college town anchored by BYU, and the south county — Springville, Mapleton, Spanish Fork, Payson, Elk Ridge, Woodland Hills — is quieter, more rural, and increasingly popular with buyers who want an acre and a view.\n\nSchools are a major reason families choose Utah County. Alpine School District is the largest in Utah, and Nebo and Provo City districts serve the south and center of the county. Property taxes on a primary residence run roughly 0.5-0.6% of market value, among the lowest effective rates in the country, and the county's cities are consistently rated among the safest in the state.\n\nThe trade-off is the commute. If you work in downtown Salt Lake, plan on 35-55 minutes by car depending on where you land, or use FrontRunner from the Lehi, American Fork, Orem, or Provo stations. Utah County is also majority Latter-day Saint, which shapes the rhythm of the week — quiet Sundays, lots of young families, and neighborhoods that are welcoming to newcomers of every background. If you want the clearest comparison of county pricing, schools, and commute for your situation, that conversation is the most useful thirty minutes we can spend together.
