County overview

Salt Lake County is the economic center of Utah and home to about 1.2 million people — nearly 40% of the state. It runs from the Great Salt Lake and the airport in the north to the Point of the Mountain in the south, with the Wasatch Range on the east and the Oquirrh Mountains on the west. Big Cottonwood and Little Cottonwood canyons put Snowbird, Alta, Brighton, and Solitude within 30-40 minutes of most of the county, which is why ski-adjacent neighborhoods in Sandy, Cottonwood Heights, and Holladay hold their value so well.\n\nThe county divides naturally into a few markets. Salt Lake City proper is the urban core — the Avenues, Sugar House, 9th and 9th, and the Capitol Hill neighborhoods with historic homes, walkability, and the state's best dining. The east bench — Holladay, Millcreek, Cottonwood Heights — is mature trees, mid-century and custom homes, and the quickest canyon access. The south end — Sandy, Draper, South Jordan, Riverton, Bluffdale — is the suburban heart of the county with top-rated Canyons and Jordan school districts and master-planned communities like Daybreak. The southwest — Herriman, West Jordan, Taylorsville — is where buyers find newer construction and the best value in the county.\n\nSalt Lake County is more expensive than Utah County on a per-square-foot basis, but it is also where the inventory is deepest and the commutes are shortest. Downtown, the University of Utah, the airport, and the Intermountain medical campuses are all within 20-30 minutes of most neighborhoods. TRAX light rail connects the south valley to downtown, and FrontRunner runs the length of the county.\n\nSchools are strong across Canyons, Jordan, Granite, Murray, and Salt Lake City districts, though boundaries matter block by block. Property taxes on a primary residence run roughly 0.55-0.65% of market value. The county is also the most religiously and culturally mixed part of Utah — roughly half the population is Latter-day Saint, and Salt Lake City itself is a genuinely diverse, progressive city. With the 2034 Winter Olympics coming back to the valley, I expect the next decade to be a strong one for the county's established neighborhoods.

Frequently asked questions

Yes. Salt Lake County pairs a strong, diversified job market (healthcare, finance, tech, the University of Utah, the airport) with four world-class ski resorts within 40 minutes and a cost of living well below Denver, Seattle, or coastal California. It has the state's best restaurants, arts, and pro sports, plus established suburbs with top-rated schools. The trade-offs are winter inversions, older housing stock in many neighborhoods, and higher prices per square foot than Utah County.
